How to secure a rental property

In a tough rental market, you need to stand out from the crowd. Often, we receive multiple applications for a property, and they are all very similar. So, here's my top tips

✅ When you first start looking, ask your agent for a copy of your current rental ledger (if that's applicable to you).
✅ Phone the agent and introduce yourself before the inspection (we want to make a connection!)
✅ Submit your application before you view the property. This gives your references ample time to respond.
✅ The minute you submit your application, chase your references and ask them to check their emails (most reference requests are emailed out).
✅ At the inspection, introduce yourself to the agent (OMG I can't tell you how many people don't).
✅ Read the crowd. This means taking note of who is there and how many people are interested in applying. Remember that you need to stand out!
✅ If the property is perfect for you, let the agent know that you have applied and that you would love to go ahead with your application.
✅ This is the time to be upfront and honest with the agent. Do you have a pet? Don't be afraid that you'll miss out if so. Honesty is key when you want to build a friendly and respectful relationship between yourself, the agent and the landlord.
✅ Follow up with the agent the next day

The basics of applications:

➡️ Upload that copy of the ledger above 👆🏻 just in case your agent is a bit slack getting back to the agent with their reference.
➡️ Check you have the correct email address for your reference. The number of emails that get bounced back is phenomenal 🤯.
➡️ If you are putting a work contact as a reference, use their work email address, rather than Gmail or Hotmail so your agent can be sure that person is who you say it is.
➡️ When you write something in your application, back it up with a document. Everyone's situation is different so supply what information is relevant to you.
