If you have a fully furnished property sitting empty for periods of time during the year, holiday rentals are the way to go. As fees are charged on a nightly basis and tend to be much higher than residential rentals, short term or holiday rentals have the potential to be very lucrative.
How do holiday rentals differ from residential rentals?
With a holiday rental, guests generally stay for a minimum of 5 nights and a maximum of 3 months and the nightly fees are paid up front.
Real Estate Agents are governed by the Property Stock and Business Agents Act 2002, but holiday rentals themselves are largely unregulated. Therefore you can experience a lot of differences between managing agents.
Stays over a 3 month period technically fall under the highly regulated Residential Tenancies Act 2010 and a therefore a Residential Tenancy Agreement is required to be signed by the tenants. Frontdoor Property adheres to the signing of Residential Tenancy Agreement for stays of 3 months and longer in all instances.
As Short Term and Holiday rentals are largely unregulated, there are many different options for taking payments and deposits. Frontdoor Property follows the Holiday Rental Code of Conduct and the guidelines created by the Real Estate Institute of NSW (REINSW).
